Attention Land Owners/Real Estate Developers: Pre-sales up to 30% off-plan

Equity Business Trust can arrange up to 30% pre-sales "off plan" from any development across the globe. Funds in escrow can be arranged within one week in order to enhance your pre-sales and fulfill your lenders requirements.

Pre-Sales off plan  -  Fixed-Profit Formula Summary

We propose to purchase (30%) of all units in any resort and/or Villa/Condo project under the following terms:

1.  Individual Buyers. Each Unit is purchased by a separate individual or entity, with a separate Social Security number, separate personal deposit check, separate signature, etc., Therefore, all of our Purchase Contracts will be recognized by your lender and "count" towards your pre-sale requirement.

2. Price.  We will buy all units for any price you dictate.  (Being the lowest price in the project is not relevant)

3. Unit Selection. We will buy any units you tell us to buy.

4. Deposit. We will place a 10% "hard cash" nonrefundable deposit on each unit held by your escrow agent.  (Funds must be held in the United States in US $ dollars)

 (If your project is early stage, we can put up an immediate "hard cash" deposit under a master agreement so you know we are committed during the time you are preparing and determining final floor plans and pricing for the individual units.)

5. Resell.  You will resell our units to a third party within 12 to 36 months for a minimum of 15% more than the price we bought them from you.

6. Profit Participation. You will keep all profits over and above the 15% price spread.  By way of example:  We buy a condo unit for $500,000.  You must resell it within 12 to 36 months for at least $575,000.  We are limited in our profit amount of only $75,000.  You keep all amounts from $0 - $500,000, and you keep all amounts over and above $575,000.

7. Rebate Paid By Developer. Developer shall rebate the Buyers (i.e. the original buyer with an equitable interest in this Unit) a sum equal to 8% of the total purchase price of the Unit, payable as follows:

(a) 3% upon purchase contracts & deposit payments going into escrow;

(b) 3% upon the closing of the construction loan; and

(c) 2% upon closing of title to each respective unit.

PREPAYMENT: Loans may be repaid at any time without penalty.

USE OF PROCEEDS: Loans are made for business purposes only.

LOAN TO VALUE: Loan amounts can be up to 50-75% of the disposition value of the collateral, based on the estimated cash sale price given a 90-120 day marketing time. If the loan is used for renovation or construction, the loan amount can be based on the improved value, and would be disbursed in stages.

Equity's Lease-to-Own Program 

 


Property Buyers who do not qualify for conventional financing would qualify through Equity’s Lease-to-Own program to purchase their private and/or fractional ownership properties. We work with private buyers and corporations with low or zero down payments, low income, and those that have been turned down by Mortgage Companies. We purchase properties directly from the developer and lease them back to their clients. Under our Lease-to-Own Program we are the Guarantors and Financiers for your clients who would not qualify for a loan under normal circumstances.

The Lease-to-Own program enables your clients to move into the home of their choice today -- on a lease basis.  At the end of a 12 - 36 month lease period, your client can either take ownership of the home -- or move elsewhere, if circumstances require.  Best of all, if the client opts to buy, they can get back up to 50% of the total rent paid during the lease term, as a credit towards the purchase of their new home. Or within 15 to 25 years they get back 25% or 50% of the property purchase price through Equity’s unique Property Cash Back Program.

Here's how it works: The Home Builder pays a maximum of 6% of the property purchase price as tax deductible marketing expenses for the Property Cash Back Program to Equity Business Trust. Equity Business Trust places these funds into a trust account with one of our partner banks and Investment Managers. The annual rate of return* is guaranteed 13% and is secured by purchasing high yield Government Bonds.

The principal will earn interest and compound interest adding to the total amount over the term of the Property Cash Back Program, ensuring the refund of up to 50% of your client’s property purchase price at maturity.

Are your clients allowed to receive partial or full cash back redemption's? YES!

  • Cash Back Certificate holders have the option to receive partial or full cash back redemption's based on the portfolio of Life Settlement Policies we have purchased. The standard rule is that after a minimum period of 3, 6, 9, 12, 15, 18, 21 or 24 years based on the accumulated value of the Property Cash Back Certificate at the time of their request can be paid in full or partial.
  • At the end of the year term the Property Cash Back Certificate holder receives the exact amount available for payment as stated on his/her guaranteed Property Cash Back Certificate, as long as no early cash back redemption have been made.
  • In case of partial cash back redemption received by your client, the remaining balance will be calculated and paid out accordingly.
  • Your client has the option to transfer ownership of his/her guaranteed Property Cash Back Certificate to any third party such as an irrevocable trust, in order to enjoy maximum tax benefits and protect his loved ones from unwelcome tax liabilities. It can also be bequeathed in a will.
